Introduction
The purpose of this report is to indicate the effectiveness of purchasable housing and to make recommendations for the future forthcoming decisions of Newby policy. The information has been acquired through the observation based on increased house prices and a lack of cheaper accommodation available to rent.
Estimated stock of housing
There are several significant differences between owner occupied houses and rented houses from city council from 1995 to 2005. In the beginning of this period, in 1995, 2230 houses were available for purchasing, whereas this rate was 2389 in 2005. It can be seen from the table below that 58 percentages of total houses was bought by individuals, despite that just 31 % of houses was rented from city council in 1995. It is obvious due to table that there are a big difference between owner occupied houses and rented house, approximately 50%. At the end, the estimated stock of housing was increased from 7 % up to 13%.
Completed houses or flats
It is an obvious fact that private sector completed 18310 and 24842 houses in 1995, in 2005, respectively. Furthermore, city council constructed buildings were 6015 in the beginning of 5 years course. Nevertheless, the number of houses and flats is just zero in 2005. Due to these facts, it is undeniable that there was a sharp decline in city council housing from 100% to 0%.
Incomes and recommendations
It is an essential thing when looking for incomes from the housing that the housing should be profitable. As an example it has already showed in the table that housing is more profitable in 1995 than in 2005. Overall, the income diminished from 80 % to 61 %. I would like to recommend that the prices of flats should be restricted by the government for overcoming shortages in affordable housing in Newby. Also, constructing new living places in rural places and making these areas give people a good opportunity for enhancing their lifestyle.
