The statistical data about the changes in average house prices over a decade from 1990 which compared with the previous data from 1989 in five different cities, namely as New York, Madrid, Tokyo, Frankfurt and London is depicted in the presented chart. At first glance, it apparent that there were the upward trends of the house prices in four cities: New York, Madrid, Frankfurt and London. While the downward trend showed in Tokyo.
In the first phase, during the 1990 – 1995, there were the downward trends of average house prices in some cities. Compared with 1989 prices, Tokyo and London had the same decline proportion in about -7%, and so on with New York which decreased into -5%. In contrast there were some increasing prices in Madrid and Frankfurt to 2% and 4% consecutively.
But in the second phase, during 1996 – 2002, the data changed dramatically. The average house prices in London rocket tremendously to 12%. Similarly in New York, the prices doubled to 5%. While in Madrid and Tokyo, the prices soar steadily by 2% to 4% and -5% respectively, although Tokyo was still under 1989 prices. On the other hand Frankfurt average house prices decreased gradually to 2%.
Overall, it is quite clear, that during twelve years the average house prices in western countries were higher than 1989 prices. Whereas, the average house prices in Eastern country was below the 1989 prices.
