The following appeared in a letter from a homeowner to a friend.
"Of the two leading real estate firms in our town—Adams Realty and Fitch Realty—Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago I listed my home with Fitch, and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams Realty."
Write a response in which you examine the stated and/or unstated assumptions of the argument. Be sure to explain how the argument depends on these assumptions and what the implications are for the argument if the assumptions prove unwarranted.
In this letter, the homeowner is reasoning why one real estate, Adams Realty, is superior to another, Fitch Realty, and his argument is based on three main pieces of information. However, the provided information seems too weak to completely support the main claim of the writer.
First, it is stated in the letter that Adams real estate has greater number of agents who works full-time while Flitch realty possess fewer agents who are mostly part-time employees. Although the number of agents is a quantitative indicator of the relative speed of providing particular services, but it does not reflect the quality of them. The quality of services provided by a business unit is not solely based on the number of employees. For example, making good rapport with customers, showing attention to them, and being honest are really more important than the number of agents who can help you out.
Second, the homeowner emphasized on the last year income of the two real estates. Unfortunately, he missed some important data. How many homes had been sold by each of the two agencies? How much do the sold out states cost? How much is the annual interest rate of each agency? Answers to these questions may clarify the pure profit as well as efficacy of the two real estates.
Third and last, the owner provide personal experiences of selling houses by both firms and the Adams realty dealt more quickly with the issue than Flitch realty. However, the conditions of each house are not mentioned. Sometimes a strategic location, overall quality of a house, or the neighborhood play key role in willingness of costumers for buying a home. There should be a comparison between the two mentioned houses in terms of age, location, and facilities.
On the whole, the recommendation that has been made by the homeowner is not well supported with the existing information and he should include more details in all three fields.
